Yuval Shram, founder and CEO of TAY Investments, recently shared his long-term vision for multifamily real estate development on the Mr. Deed Podcast. With over 15 years of experience and a portfolio exceeding 1,550 residential units and $475 million in market value, Shram outlined a philosophy rooted in patience, quality, and wellness-focused amenities.
Shram's entry into real estate came during the 2008 financial crisis, when he began acquiring small residential properties like duplexes and fourplexes. This incremental approach, he says, allowed him to build knowledge and portfolio simultaneously. Today, TAY Investments operates across North America and Europe, but Shram remains committed to a "forever hold" strategy, evaluating acquisitions through a multigenerational lens. "When you're building for yourself," he noted, "every corner you cut is going to bite you eventually."
A key differentiator for TAY is its "Sanctuary" amenity concept, featured at Hue Soul in East Orange, New Jersey. Inspired by a hotel experience in Thailand, the wellness hub includes a gym, sauna, cold plunge, and outdoor pool. Shram believes such amenities foster tenant well-being and long-term retention, reducing turnover and building community. "You wake up, you take care of yourself, you go to work as a better version of yourself," he said.
Shram advises investors to stop trying to time the market and instead stay consistently active. "Sometimes the waves are high, sometimes the waves are low," he said.
