REALM, the invitation-only global network of luxury real estate advisors, has made REALM Intelligence, powered by Scoop, available to its entire membership. The launch addresses a pressing challenge: wealth is being created and relocated faster than any individual can track. New fortunes emerge in technology hubs, established capital crosses borders, and families decide where to live years earlier. Advisors serving these families have little time to analyze data.
REALM Intelligence closes that gap. Each month, members receive a personalized report tailored to their market, segment, and book of business, drawn from a comprehensive dataset and analyzed by Scoop's AI. The report opens with local market dynamics—inventory, pricing, absorption, days on market—and compares them with the network, revealing whether shifts are local or broader. Aging listings appear as watch lists with actionable market conditions, worded with member input and MLS compliance in mind.
The report then examines economic factors affecting the ultra-high-net-worth market, including liquidity events, executive moves, and corporate relocations sourced from public filings and REALM's wealth data. These are mapped to the advisor's territory, with companies and connections named. If a name points to a known entity within REALM, the report directs the advisor to connection tools. All insights are grounded in the advisor's own listings and clients, visible only to them.
This intelligence enables advisors to make calls a month earlier and with firmer ground. Market shifts appear as measured movements rather than anecdotes, and newly wealthy households are identified through AI analysis of thousands of filings. For clients who expect their advisor to already know, that month is the difference between being called and being consulted.
Julie Faupel, Founder and CEO of REALM, emphasized the distinction between dashboards and intelligence: “The industry has never had a shortage of dashboards. It has had a shortage of answers. A report telling an advisor their market softened last quarter is not intelligence. Telling them where the opportunity is in their market this quarter, and what to do about it, is.” With $127 trillion transferring between generations and trillions more created in a few markets, members should not have to search for opportunities.
Early reactions have been positive. Bob Pennypacker of Sotheby's International Realty in Healdsburg, California, and Tasha and Michael Osborne of WEC Real Estate in Central Florida noted, “This is exactly what’s happening in our market,” recognizing their own territory in the analysis.
REALM Intelligence was developed with Scoop over a compressed schedule, with a pilot group of advisors reviewing each release. Brad Peters, Founder and CEO of Scoop, explained: “REALM’s members are owners, and each one has spent a career learning their own market; you do not build intelligence for people like that from the outside.
