Ranch Hand, a subsidiary of LCI Industries (NYSE: LCII), has signed a 400,000-square-foot build-to-suit lease at TriPoint Logistics Center in Seguin, Texas, to consolidate its manufacturing and distribution operations from two existing plants. The move will double the company's production capacity for its line of truck accessories, including grill guards, bumpers, and running boards.
The facility, owned by Ackerman & Co. and its investment partner Baltisse, is part of the 120-acre TriPoint Logistics Center industrial park. Ackerman & Co. will deliver the facility, which is expected to be completed in late 2026. The 36-foot clear height cross-dock facility will include space for production, staging, packaging, and warehousing, providing Ranch Hand with a location in the heart of the Texas Triangle with direct access to Interstate 10 between Houston and San Antonio.
Tom Walrich of Lee & Associates represented Ranch Hand in the lease transaction, while John Colglazier, Kyle Kennan, and Gray Gilbert of Partners represented Ackerman & Co. "We're proud to deliver this state-of-the-art build-to-suit project for Ranch Hand," said Jeff Bryant, Principal for Ackerman & Co. in Texas. "The City of Seguin is an ideal location for manufacturing and distribution."
This development underscores the growing industrial demand in the San Antonio MSA. Previously, Ackerman and Baltisse completed a 300,000-square-foot industrial development in Schertz (Doerr Lane Logistics Center) and a 511,000-square-foot development in Selma (Corporate Drive Industrial Park). Phase two at TriPoint Logistics Center can accommodate up to 1 million square feet of additional industrial or manufacturing space.
Ackerman & Co., headquartered in Atlanta, has expanded its Texas presence with a second office in Dallas and investments in industrial portfolios, including Midway Business Park in East Fort Worth and a six-building portfolio in Irving and Carrollton. The company also owns a 25-acre industrial site in Terrell, Texas. For more information on Ackerman & Co., visit www.ackermanco.com.
