Nexum Group AG Launches as Integrated Residential Developer Targeting Germany's Top-7 Cities

Nexum Group AG, a new residential real estate developer, has officially entered the commercial register, marking the start of operations. The company emerges from the strategic realignment of the former Creditshelf AG, with First Capital AG acquiring a majority stake in June 2026. At a shareholders' meeting, the company was renamed and its business purpose expanded to focus on residential development, along with the election of a new supervisory board.

The developer's strategy centers on acquiring residential projects in Germany's top-7 cities that already have building permits or are expected to obtain them shortly. By leveraging technology and data-driven processes, Nexum aims to accelerate project screening and execution. Currently, the company has a qualified pipeline with a total development volume exceeding €1 billion, with several projects near completion.

Nexum's management team brings extensive experience in real estate, M&A, and capital markets, having handled transactions worth over €30 billion. CEO Philipp von Erffa, with over 13 years in real estate and advisory roles on transactions exceeding €20 billion, leads the investment strategy and transaction pipeline. CFO Sebastian Holl, a 30-year finance veteran, oversees financial operations and capital markets strategy, while Claudia Vucak, as Chief People & Legal Officer, manages organizational development and governance.

The supervisory board, chaired by Dr. Johannes von Bismarck, includes Dr. Annedore Streyl and Marquard von Pfetten-Arnbach, offering expertise in private equity and investment banking. This structure positions Nexum to capitalize on the demand for residential properties in Germany's urban centers.

The company's approach differentiates it from traditional developers: by acquiring pre-approved projects and working with established general contractors, Nexum reduces development risks and shortens project timelines to 15-30 months. This model enhances capital turnover and planning certainty, supported by data-driven systems. The current pipeline of over €1 billion in development volume underscores its ambitious scaling plans.

The launch of Nexum comes at a time when Germany faces a housing shortage, particularly in major cities. By focusing on projects with secured permits, the developer can accelerate delivery of much-needed housing. The company's integration of technology in project evaluation and a fast-execution model could set a new standard in the industry.
