DALLAS, TX — Bill Hutchinson, founder and CEO of Dunhill Partners, Inc., addressed the Dallas Chapter of the Cornell Real Estate Council on November 20, 2025, offering a candid look at his 42-year career in commercial real estate. Speaking to students, alumni, and institutional leaders, Hutchinson detailed the strategic evolution that grew his firm into a multi-billion dollar portfolio manager.
Hutchinson traced his journey from his childhood as the son of missionaries in Monterrey, Mexico, to his early lessons at SMU on the power of "OPM" (Other People's Money). After a decade in leasing and management, he founded Dunhill Partners in 1984, driven by the belief that ownership and disciplined leverage build wealth. He emphasized that shopping centers remain indispensable community hubs, noting that most retail goods in America are still purchased in physical stores. "In retail, the tenant builds their business in that specific location; it's not a commodity like office space or apartments," Hutchinson explained. He highlighted that service-based tenants like gyms and grocery stores consistently replace fading retailers, driving stability.
Hutchinson shared Dunhill's "deal-by-deal" equity model, which avoids the pressure of deployment-driven mandates. Instead, the firm raises capital only for high-conviction deals, cultivating a private network of over 800 investors. He attributed iconic acquisitions such as the Dallas Design District and Virgin Hotel to long-term relationships and integrity. "Real estate is fundamentally a people business," he told the group. "Whether it's getting the 'last whisper' from a broker or winning a deal by a narrow margin, it all comes down to the trust you've built over decades." The event highlighted the Cornell Real Estate Council's mission to bridge academic theory and real-world practice, leaving attendees with insights on market cycles and relationship-based investing.
