Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Thai developer Sansiri Public Company Limited. The transaction, expected to close in the coming weeks, concludes a joint venture that transformed a historic 19th-century palazzo into a five-star luxury hotel, which opened in March 2026 as part of Marriott International's EDITION Hotels portfolio.
The property, located on the shores of Cadenabbia opposite Bellagio, was acquired in late 2021 with vacant possession, allowing for a comprehensive repositioning. The redevelopment reduced the room count from nearly 300 to 148 larger rooms and suites, added a new spa and wellness building, and enhanced leisure amenities including a floating pool and beach club. This approach was driven by the recognition of strong international demand for luxury accommodations on Lake Como, coupled with limited five-star supply and high barriers to new lakeside development.
Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, highlighted the strategic rationale: "Lake Como is a strong example of how we approach real estate investing in Europe. We focus on sectors supported by long-term structural demand and opportunities where our capital, local relationships and hands-on capabilities can fundamentally transform an asset." David Zisser, CEO and Founder of Omnam Group, added, "The completion of this transaction is a significant milestone for Omnam and a testament to the strength of our development approach."
The sale reflects growing international investor interest in distinctive, experience-led European hospitality assets. For Sansiri, this acquisition marks a strategic expansion into Europe's luxury sector through Sansiri Capital. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, stated, "The acquisition of The Lake Como EDITION marks a significant milestone in advancing Sansiri's New S-Curve strategy. It strengthens our financial resilience and diversifies risk across our global hospitality portfolio." Sansiri, with over 40 years of experience and a track record including The Manner SoHo in New York and the growth of Standard International, sees this as a step toward building a fully integrated global real estate and lifestyle investment platform.
For Bain Capital and Omnam Group, the sale demonstrates the value created by combining real estate investment, development expertise, and leading hospitality partners to reposition a complex asset. Omnam Group continues to pursue an ambitious pipeline across Europe, with projects in Florence, Venice, Puglia, and Sicily. The Lake Como EDITION will continue to be operated by Marriott International under its EDITION brand, ensuring continuity for guests and stakeholders.
This transaction underscores the appeal of trophy assets in prime leisure destinations, a trend that is likely to shape investment strategies in the hospitality sector. As international capital seeks stable, experience-led properties, the Lake Como sale exemplifies the potential for value creation through meticulous redevelopment and strategic partnerships.
